A custom-built tool that scores and visualises the quality of life at any location in Belgium. Developed as a custom AI solution for Matexi, one of the largest property developers in the Benelux.
The Challenge
Matexi develops dozens of residential projects annually in Belgium and the Netherlands. When purchasing land and positioning new projects, environmental quality is a crucial criterion — but objectively measuring it has long been a challenge.
They needed a tool that could calculate an objective quality-of-life score for any address in Belgium, based on hard data instead of gut feeling.
Matexi is one of the largest property developers in the Benelux with over 60 years of experience. They build houses, apartments and complete neighbourhoods — always with an eye for sustainability and quality of life.
The Solution
DataWoods developed the Buurtbarometer: an interactive web application that allows Matexi employees to query a detailed quality-of-life score for any address in Belgium. The tool integrates data from dozens of sources and calculates scores based on diverse factors.
Distance to schools, quality indicators, availability of different education levels.
Proximity to GPs, hospitals, pharmacies and specialists.
Public transport, car accessibility, cycling infrastructure and parking options.
Shops, restaurants, culture, sports and recreation in the vicinity.
Parks, forests, water features and the overall green experience in the area.
Crime statistics, traffic safety and objective safety indicators.
Technical Implementation
Data integration from 30+ sources
Data from government (Statbel, VDAB, police), open data portals, OpenStreetMap, NMBS/De Lijn and more — all normalised and geocoded.
Geospatial analysis
Score calculation based on distances, densities and accessibility via road network analysis. Each address gets a unique profile.
Machine learning scoring
Weighted scoring model that optimises the relative impact of each factor based on market data and user feedback.
Interactive map visualisation
User-friendly web interface with interactive maps, heatmaps and comparison tools. Designed so non-technical staff can use it daily.
